    5. Repairs to appliances, heating system, air conditioning and other systems (other than those caused by misuse by the LESSEE) shall be the responsibility of the LESSOR.

    6. The property is strictly non-smoking (tobacco, cannabis or any other substance), both inside the premises and on exterior balconies.

    7. No pets are permitted.

    8. The LESSEE shall not assign or sublet the IMMOVABLE (short or long term, including Airbnb) without the prior consent of the LESSOR. However, the LESSOR shall not unreasonably withhold such consent.

    9. No painting shall be permitted without the prior consent of the LESSOR.

    10. The LESSEE shall have no access to the backyard under any circumstances, except in case of emergency.

    11. Any excessive noise in the dwelling is prohibited after 10:00 p.m., at the sole discretion of the LESSOR.

    12. Notwithstanding the above conditions, the LESSORS reserve the right, at their sole discretion, to determine whether a prospective LESSEE is acceptable.

    13. The LESSEE shall be responsible for all administrative fees related to the move.

    14. The LESSEE and LESSOR agree to conduct a walk-through inspection of the premises no later than two (2) days prior to occupancy, and at the end of the lease to ensure the proper condition of the IMMOVABLE. The final inspection must also be scheduled no later than two (2) days before the end of the lease.

    15. A deposit payable to PROFUSION IMMOBILIER INC., IN TRUST covering the first month's rent shall be required with any Promise to Lease.
